Yo! I’m one of the folks running a commercial water heater supplier, and I get a ton of questions about fixing stuff on these heaters. One of the most common problems we see is a busted heating element. Today, I’m gonna walk you through replacing the heating element in a commercial electric water heater. Why Replace the Heating Element?<\/h3>\n

First off, why would you need to replace the heating element? Well, over time, these elements wear out. You might notice that your water isn’t getting as hot as it used to, or it takes ages to heat up. That’s often a sign that the heating element is on its last legs. Sometimes, there’s a visible break in the element, but other times, it just stops working efficiently.<\/p>\n

Tools You’ll Need<\/h3>\n

Before you start, gather your tools. You’ll need a socket wrench set, a multimeter to test the electrical current, a pipe wrench (just in case you need to disconnect some pipes), a screwdriver, and a pair of pliers. It’s also a good idea to have a towel or two handy to soak up any water that might spill. Oh, and don’t forget your safety gear: safety glasses and gloves. Working with electricity and water can be dangerous, so better safe than sorry!<\/p>\n

Step 1: Turn It Off<\/h3>\n

This is crucial. Before you do anything, turn off the power to the water heater. You can usually do this at the circuit breaker. Find the breaker that corresponds to the water heater and switch it to the \u201coff\u201d position. Also, turn off the water supply to the heater. There’s usually a valve near the top of the heater. Turn it clockwise until it stops. This will prevent any water from flowing into the heater while you’re working on it.<\/p>\n

Step 2: Drain the Water Heater<\/h3>\n

Now it’s time to drain the water. Attach a garden hose to the drain valve at the bottom of the heater. Make sure the other end of the hose is in a suitable drainage area, like a floor drain or outside. Open the drain valve by turning it counterclockwise. Let the water drain out completely. This might take a while, especially if it’s a big commercial water heater. You can also open a hot water faucet in your building to help the water drain faster.<\/p>\n

Step 3: Locate and Remove the Access Panel<\/h3>\n

Once the water is drained, find the access panel on the side of the water heater. It’s usually a metal or plastic cover held in place by screws. Use your screwdriver to remove the screws and take off the panel. Behind the panel, you’ll see insulation. Carefully pull back the insulation to expose the heating element.<\/p>\n

Step 4: Disconnect the Wires<\/h3>\n

Before you touch the heating element, use your multimeter to make sure there’s no electrical current running through it. Set the multimeter to the voltage setting and touch the probes to the terminals where the wires are connected. If the multimeter reads zero, it’s safe to proceed. Now, use your pliers to loosen the terminal screws and disconnect the wires from the heating element. Make sure to keep track of which wire goes where, as you’ll need to reconnect them later.<\/p>\n

Step 5: Remove the Old Heating Element<\/h3>\n

The heating element is usually held in place by a large nut or a series of bolts. Use your socket wrench to loosen and remove the nut or bolts. Once they’re off, you should be able to pull the heating element out of the water heater. It might be a bit stuck, so you may need to wiggle it a bit.<\/p>\n

Step 6: Install the New Heating Element<\/h3>\n

Take your new heating element and apply a thin layer of thread seal tape to the threads. This will help prevent leaks. Carefully insert the new element into the hole in the water heater and hand-tighten the nut or bolts. Then, use your socket wrench to give them a final turn, but don’t over – tighten. Over – tightening can damage the element or the water heater.<\/p>\n

Step 7: Reconnect the Wires<\/h3>\n

Reconnect the wires to the new heating element, following the same order as you disconnected them. Use your pliers to tighten the terminal screws. Make sure the connections are tight, as loose connections can cause problems later.<\/p>\n

Step 8: Replace the Insulation and Access Panel<\/h3>\n

Put the insulation back in place over the heating element. Then, replace the access panel and secure it with the screws you removed earlier.<\/p>\n

Step 9: Turn the Water Supply Back On<\/h3>\n

Slowly turn the water supply valve back on. Let the water heater fill up. You’ll hear the water rushing in. Check for any leaks around the heating element and the drain valve. If you see any leaks, turn off the water supply and tighten the connections.<\/p>\n

Step 10: Turn the Power Back On<\/h3>\n

Once the water heater is full and there are no leaks, turn the power back on at the circuit breaker. The heating element will start heating the water. Give it some time, and then check the temperature of the water at a hot water faucet to make sure it’s heating up properly.<\/p>\n
